Basement Renovations

Basements that
feel like real square footage.

Family rooms, secondary suites, home offices, and gyms. We build basements that feel like above-grade living space, not afterthoughts.

More space.
Done properly.

A basement is the cheapest square footage you will ever build, but it is also the easiest to do badly. Cold floors, low ceilings, moisture problems, dim lighting. The basements that look like real homes solve all of those problems before the drywall goes up.

Our basement renovations begin with the layers nobody sees. Dimple membrane on the walls. Vapour barriers. Subfloor systems that lift wood floors off concrete. Insulation that meets code. Electrical and plumbing rough-ins planned for how you will actually use the space. Then we build the room you wanted.

Family rooms, second suites, home theatres, gyms, wine cellars, additional bedrooms. We build all of them. The standards are the same as the rest of your house.

Built from the
foundation up.

A basement renovation has to handle moisture, low ceilings, and concrete floors before the finishes come in. We address every one of those layers.

Framing & Insulation

Steel or wood framing. Insulation to code. Strapping for lower ceilings to maximize headroom.

Vapour & Moisture Control

Dimple membrane, vapour barriers, subfloor systems. Foundation crack assessment if needed.

Electrical & Plumbing

New circuits, panel upgrade if needed. Plumbing for bathroom, kitchenette, or laundry add.

Drywall & Ceiling

Level 4 drywall, ceiling drops only where required. Suspended ceiling options for HVAC access.

Flooring & Finishes

Engineered hardwood, vinyl plank, or carpet over insulated subfloor. Trim and paint throughout.

Optional Bathroom Add

Three-piece or two-piece bathroom with proper plumbing rerouting and waterproofing.

For your basement.

Most basement renovations look great on day one and develop problems within a year. We solve for the long term first.

01

Moisture Solved First

Foundation cracks, dimple membrane, vapour barriers, and subfloor systems before any framing goes up. The basement stays dry permanently.

02

Maximized Ceiling Height

Strapping, mechanical reroutes, and creative drops only where absolutely required. Every inch of headroom we can save, we save.

03

Permits & Code Compliance

Bedrooms with proper egress windows. Smoke and CO detectors. Electrical ESA approvals. Bathroom plumbing inspected. Everything to code.

04

Layout for Real Life

We design basements based on how you will actually use them, not based on what fits the space. Function before footprint.

Common questions.

The questions we hear most often about basement renovations.

How long does a basement renovation take?
+

A basic basement renovation runs 6 to 10 weeks. Adding a bathroom extends it to 8 to 12 weeks. Secondary suites with full kitchens and separate entrances can take 14 to 18 weeks. We give you a project-specific schedule before construction starts.

Do I need permits for a basement renovation?
+

In most cases, yes. Any electrical work, plumbing additions, structural changes, or new bedrooms (which require egress windows) require permits. We handle all permit applications, drawings, and inspections as part of the planning phase.

My basement has had moisture issues before. Can it still be finished?
+

Usually yes, but we have to address the source first. Foundation crack injection, exterior waterproofing if accessible, sump pump verification, and proper grading. Once the moisture is solved, we can build a basement that stays dry permanently.

What's the minimum ceiling height I need?
+

Ontario building code requires 6'5" minimum for habitable basement space. Most homes have 7' to 8'. We can work with lower ceilings using strapping and creative mechanical routing, but bedrooms have stricter requirements.

Can I add a bathroom if my basement doesn't have one?
+

Yes. We can break the concrete floor and install proper drainage, or in some cases use up-flush systems. Two-piece bathrooms are simpler than full three-piece. We will assess plumbing feasibility during the design phase.

What about secondary suites for rental income?
+

Secondary suites are a major project but a strong investment. They require code compliance for fire separation, sound transmission, ventilation, separate egress, and kitchen and bathroom permits. We handle every step including municipal registration where required.
